The paper estart from the fact that commercial establishmentswith a luxury commercial offer, affordable luxury and“mass market” are established in the main commercial streetsof European tourist cities. Likewise, the concept “Prime HighStreets” are defined and justified as those streets with the highestrental prices for commercial premises in the city and forhaving maximum tourist demand and pedestrian traffic. Inthe case of Barcelona, the streets that meet the above criteriaare Passeig de Gràcia and Av. Portal de l’Àngel.In addition, the research shows that the rental prices of commercialpremises impact on the profit and loss account ofcommercial establishments through the effort rate and impacton the profitability of commercial premises investors inthe main shopping streetsFor the first time in the scientific literature, the impact of thecommercial real estate market is analysed in the articulation ofthe commercial offer of the prime high streets of the main Europeantourist cities, causing a sectoral, business and propertyconcentration. The analysis focuses on the city of Barcelona.
